Mission Bay Block 7W consists of 230,000 sq. ft. of mixed-use, residential/retail located on Fourth St. in San Francisco’s Mission Bay neighborhood. The 5-story building will contain ground-level, active street-front retail, 200 1 and 2-bedroom rental units, a 100-space parking structure, at-grade and podium-level courtyards, common amenity spaces, and accessory use spaces. With 4 stories above a podium along the west side of the block, and 4-stories on grade on the east side, the building is massed into discrete volumes to provide a varied and lively street-wall edge, with a larger, urban streetwall treatment along the Mission Bay Blvd. North frontage. The project is pursuing a high Green Point rating through energy efficiency, domestic solar hot water panels, drought-tolerant landscaping, and other strategies.

Public improvements at Fourth Street, Mission Bay Boulevard and China Basin Street including site furnishings and lighting.  Housing common areas at Level 1 consists of Leasing/Property Management offices, lounging, laundry areas and exercise room. Open space consists of mid-block passage mews, balconies, patios, at-grade courtyard and patio courtyard.
